Document Requirements
Before you proceed with the online loan application, you must be aware of the documents that the lender will require from you.
Below are checklists of documentary requirements in applying for a loan for both purchase and refinance, respectively.
You can submit these documents, preferably in PDF Format, when you fill-out our online application form OR you can email them to

Purchase:
1. Most current paystubs for 1 month (for all jobs).
2. W-2 (or 1099) for the past two years (for all jobs).
3. Income Tax Returns (Individual and Business, if any) from past two years.
4. Most current Bank Statements for 2 months (all accounts).
5. Clear copy of Driver’s License and Social Security Card (both front and back).
6. Accomplished and signed Credit Report Authorization. You can download the form here or contact us for Docusign.
7. Accomplished and signed Borrower Signature Authorization. You can download the form here or contact us for Docusign.
8. Uniform Residential Loan Application (URLA Form 1003). You can download the form here or you can fill it out online below.
Refinance:
1. Most current paystubs for 1 month (for all jobs).
2. W-2 (or 1099) for the past two years (for all jobs).
3. Income Tax Returns (Individual and Business, if any) from past two years.

Secured Online Application
Welcome to our secured online loan application!
Here, you will be able to fill-out the Loan Application Form (1003) in an interview format. Please provide as much information as you can to prevent delays in the pre-approval process or in the processing of your loan.
Please read the instructions below before clicking on the “Apply Now” button.
INSTRUCTIONS:
1. Click the “Apply Now” Button.
2. You will be directed to Lending Pad’s secure loan application platform.
3. Create an account. This ensures that you can save the progress of your application and to return back anytime in the future. You will be asked of your Full Name, Email Address, Phone Number/s and you will be asked to create a Password. Please provide different working email addresses for each applicant. After filling out all the required fields, click on Register.
4. A confirmation message will be sent to the email address that you provided. Please open the message with Subject “Welcome to Ilderosa Enterprises, Inc.” and click the link provided to activate your account.
5. You will be redirected to the login page. Login using your email address and the password that you provided.
6. Choose your transaction whether to “Purchase” or “Refinance.”
7. On the next page, you will be asked if you are working with one our Loan Officers (LO), click “Yes” and search for the name of your LO or click “No” to proceed.
8. On the next page, you will be asked about the “Loan and Property Information.” If you do not yet have a property address, just put TBD (To be Determined) and leave the other fields blank.
9. Provide your personal information in the next succeeding pages. Please answer every question as much as possible so as not to delay your loan application. Those questions are there for a reason.
10. When you reach to the document page, you can upload the document requirements stated above to facilitate the application process.
